How much will you keep after selling in New Jersey?
Subtract your mortgage and other lien payoff, negotiated commission, state transfer fees, attorney costs, credits, and remaining expenses from the sale price.
Two separate NJ transfer fees
The Realty Transfer Fee uses a tiered schedule for each $500 of consideration, or fraction of $500. The applicable schedule changes when the total sale price exceeds $350,000. Partial exemptions use a different schedule. Use this NJ Realty Transfer Fee calculator to see the estimate separately.
The additional Graduated Percent Fee (NJ GPF, sometimes called the NJ mansion tax calculator by consumers) applies to standard residential sales above $1 million. Its rate applies to the entire sale price, not only the amount above the threshold:
- Over $1 million through $2 million: 1%
- Over $2 million through $2.5 million: 2%
- Over $2.5 million through $3 million: 2.5%
- Over $3 million through $3.5 million: 3%
- Over $3.5 million: 3.5%
Example: selling for $1.4 million
A standard sale has an estimated $14,415 Realty Transfer Fee and $14,000 Graduated Percent Fee. With a $330,000 payoff, illustrative 5% commission, $1,500 attorney fee, and $2,500 other expenses, estimated proceeds are $967,585 before income taxes.
What this estimate excludes
Federal and NJ income taxes on gains, the New Jersey exit tax or nonresident estimated-tax withholding, complex transfers, commercial property classification, and unusual exemptions are not calculated. These can affect the cash you receive. This calculator assumes a current residential deed transfer, without a legacy-contract exception.
